Please be advised that the City of North Bay has received an application for Draft Approval of a Plan of Subdivision under Section 51 of the Planning Act, R.S.O. 1990, c. P. 13, as amended. This application has been deemed to be a complete submission. This letter is to notify you of the proposed amendment, to invite your comments and questions and to advise you that there will be public meeting before City Council pertaining to the proposed subdivision.

A Public Meeting regarding this proposal will be held at City Council. Notice for this upcoming meeting will be given in the manner prescribed under the Planning Act. In advance of the meeting, the City of North Bay is asking interested members of the public to provide their comments related to the proposed amendment.

The application pertains to two unaddressed parcels of land located just west of Connaught Avenue. These parcels of land are shown on Schedule A, attached hereto. The lands subject to the application are a total of 3.67 hectares in area. They are currently designated “Residential” under the City of North Bay Official Plan. The more easterly property is zoned “Residential Fifth Density Special No. 78 (R5 Sp.78)”; the more westerly property is mostly “Residential Third Density (R3)”, with a small portion of the property being zoned “Floodplain and Erosion (O2)” under Zoning By-law 2015-30. The easterly property is currently developed with four single detached dwellings, constructed through a model home agreement with the City. The westerly property is vacant and undeveloped.

Miller & Urso Surveying Inc. on behalf of Millford Development Limited and 254623 Investments Limited has submitted an application for the approval of a Draft Plan of Subdivision. The purpose of the application is to create a total of forty-eight (48) singled detached dwelling lots and ten (10) semi-detached dwelling lots.
