Secondary Dwelling Units
Secondary Dwelling Units (Secondary Suites)
The City of North Bay is currently working on new policies to support the creation of Secondary Dwelling Units (also known as Secondary Suites).
The Strong Communities through Affordable Housing Act, 2011, amended the Planning Act (Section 16(3) and 35.1(1)) which requires Municipalities to have Official Plan policies and Zoning By-law provisions to permit secondary dwelling units in single detached, semi-detached, townhouses or accessory structures in new and existing dwellings. The purpose of permitting secondary dwelling units is to promote home ownership, create additional affordable units and assist with aging in place.
The proposed Official Plan and Zoning By-law Amendment would permit secondary dwelling units in all residential zones in the urban and rural areas of the City. Secondary dwelling units would be permitted within the existing dwelling or within an accessory dwelling on the same property.
A Planning Report, draft Official Plan Policies and draft Zoning By-law regulations have been prepared and are available below.
