Please be advised that the City of North Bay has received an application for a Zoning By-law amendment and an application for a Draft Plan of Subdivision under Sections 34 and 51 of the Planning Act, R.S.O. 1990, c. P. 13, as amended. This application has been deemed to be a complete submission. This letter is to notify you of the proposed amendment, to invite your comments and questions and to make you aware that there will be public meeting before City Council pertaining to this proposed amendment.

A Public Meeting regarding this proposal will soon be held at City Council. Notice for this upcoming meeting will be given in the manner prescribed under the Planning Act. In advance of the meeting, the City of North Bay is asking interested members of the public to express their support or opposition to the proposed amendment to City Staff.

Please be advised that the City of North Bay has received an application for a Zoning By-law amendment and an application for a Draft Plan of Subdivision under Sections 34 and 51 of the Planning Act, R.S.O. 1990, c. P. 13, as amended. This application has been deemed to be a complete submission. This letter is to notify you of the proposed amendment, to invite your comments and questions and to make you aware that there will be public meeting before City Council pertaining to this proposed amendment.

The lands subject to these applications are two separate parcels of land. The first parcel is an unaddressed lot with frontage on Janey Avenue (hereinafter referred to as the “Westerly Lot”). It is owned by Janey Avenue Inc. The Westerly Lot is currently zoned “Residential Second Density Special No. 84 (R2 Sp.84)” and “Open Space (O)”. It is currently vacant and undeveloped.

The second parcel (hereinafter referred to as the “Easterly Lot”) is adjacent to the Westerly Lot and is owned by a second corporation, Ski Ridge Estates Inc. The Easterly Lot is currently zoned “Residential Holding (RH)” and “Rural (A)”. It is also vacant.

The Westerly Lot has frontage of approximately 21.2 metres. The combined lands of the Westerly Lot and the Easterly Lot that are subject to the proposed applications have total lot area of approximately 11 hectares.

The Easterly lot has additional lands that are excluded from these applications.

Miller and Urso Surveying Inc. has submitted an application on behalf of Janey Avenue Inc. and Ski Ridge Estates Inc. to amend Zoning By-law 2015-30 to rezone portions of the properties to a “Residential Second Density (R2)” zone. The property owners have also submitted an application for a Draft Plan of Subdivision that would create seventy-one (71) residential lots.

Please call, mail, email or fax your comments or questions to Peter Carello (Senior Planner – Current Operations) before 4:30 p.m. on November 20, 2017. Comments received shall be summarized in a report that will be submitted to City Council for their consideration.  If you so choose, you may also provide comments in person at the Public Meeting.
